Salesperson License Requirements

Individuals who perform acts of real estate services in Mississippi must be licensed by the Real Estate Commission. A salesperson license gives you the ability to work in the office of a real estate broker as an employee or independent contractor. For the purposes of the License Professor, a salesperson is similar to sales agents in other states. Purchasing the sales agent package and selecting Mississippi will provide you with national questions as well as Mississippi-specific salesperson questions.

Minimum Requirements to Apply for the Salesperson License

  • Salesperson applicant must be a resident of Mississippi when application is submitted and be eighteen (18) years of age or older
  • Salesperson applicants must have sixty (60) classroom hours of Real Estate courses from a college/community college or from a Mississippi approved pre-license education provider.

Broker License Requirements

A Mississippi Real Estate Broker License is required of individuals who want to who perform acts of real estate services in Mississippi. A broker license would allow you to operate your own real estate business or act as a broker for a corporation or partnership. Purchasing the broker package and selecting Mississippi will provide you with national exam prep questions as well as Mississippi-specific broker practice questions.

Minimum Requirements to Apply for the Broker License

  • Broker applicant must be a resident of Mississippi when application is submitted and be twenty-one (21) years of age or older
  • Broker applicants must have satisfied the following education requirements before they take the examination
    • Active sales license for twelve (12) months immediately preceding application and 120 classroom hours of real estate courses from a college/community college or from a Mississippi approved pre-license education provider.
    • Without one year experience immediately prior to application, 150 classroom hours of real estate courses that are part of a degree granting program from a college/community college is required
    • College Courses are those in real estate (ONLY) which are acceptable for credit toward a degree at an institution approved by the Southern Association of Colleges and Schools or comparable regional accrediting authority. A three (3) semester hour course usually is equivalent to 45 classroom hours.

The salesperson exam contains 80 national questions and 40 state-specific questions. You must correctly answer at least 56 of the national questions and 30 of the state specific questions to pass. 

The broker exam contains 80 national questions and 50 state-specific questions. You must correctly answer at least 60 of the national questions and 32 of the state specific questions to pass. 

Just because you have a criminal record, it does not mean that you will be prevented from receiving your license. It is always best to provide details on your application. If you are unsure, you can always call the commission to clarify what type of convictions are allowed, and which are not.
