How to Get Your Wyoming Real Estate License

Wyoming offers Salesperson and Broker licenses through the Real Estate Commission.

Salesperson License Requirements

• Be at least the age of majority
• Complete all pre-licensing coursework before taking the exam
• Submit completed fingerprint cards with a $39 fee (certified check or money order to the Attorney General)
• Pass both the national (80 questions) and state (40 questions) portions, 75% each
• Submit a complete license application within 90 days of your last exam date, including exam score reports, education certificates, a recent photo, proof of Errors and Omissions insurance, proof of legal residence, and license history certification from any other states you've held a license in
• Pay the $300 licensing fee

Broker License Requirements

• Complete Course II and appropriate portions of Course I if actively licensed in another jurisdiction
• Complete an 8-hour Wyoming Real Estate Management course, approved by the Commission, within the year immediately preceding your license application (Responsible Broker candidates)
• Submit fingerprint cards ($39 fee) and a Consent to Examine and Audit form if applying as a Responsible Broker
• Pass the Broker exam (80 national + 50 state questions, note the state portion is larger than the Salesperson's)
• Pay the $300 licensing fee within 90 days of your last exam date

Candidates Licensed in Another Jurisdiction

If you hold an active license elsewhere, you may only need to pass Wyoming's state portion — your previous national portion result may be accepted. Confirm your eligibility with the Wyoming Real Estate Commission before making your exam reservation.

Military Members and Spouses

Non-resident military service members and spouses may apply for Wyoming licensure under specific accommodations in Wyoming Statute 33-1-116 and 33-1-117.

Step 2: Gather your license application documents

Exam score reports, education completion certificates, a recent close-up photograph, proof of Errors and Omissions insurance, proof of legal residence, and license history certification from any other states you've held a license in.

Step 3: Apply within 90 days

Track this deadline from the later of your two exam dates if you passed the portions separately.

Step 4: Pay the $300 licensing fee

Submit with your complete application.

Step 5: Affiliate with a sponsoring broker

Your license needs a supervising Wyoming broker to activate.

Step 6: Wait for license issuance

Typical processing runs 4-8 weeks for a complete application.
