How to Get Your Maine Real Estate License

Maine's licensing structure has three tiers: Sales Agent (temporary, entry-level), Associate Broker (permanent), and Broker/Designated Broker.

Sales Agent License Requirements

• Be at least 18 years old
• Hold a high school diploma or equivalent
• Have made arrangements to affiliate with a licensed real estate agency BEFORE applying
• Complete the Commission-approved "Sales Agent Course" with a minimum grade of 75%
• Pass the Sales Agent exam (120 scored questions, scaled score 75 on each portion)
• Submit a complete license application, exam score report, and course transcript — note that an online application cannot be submitted sooner than the day after you pass and scores are transmitted

The Sales Agent license is issued for exactly 2 years and is not renewable.

Associate Broker License Requirements

• Practice as a licensed Sales Agent for 2 years
• Complete "The Associate Broker Course" with a minimum final grade of 75%
• Submit your application within 30 days before your Sales Agent license expires, and within 5 years of your original Sales Agent license issuance

The Associate Broker license is permanent and renewable, issued for a 2-year period, and may be held on inactive status.

Broker/Designated Broker Requirements

• Be licensed as an Associate Broker, affiliated with an agency, for 2 of the preceding 5 years
• Complete the Commission-approved "Broker/Designated Broker Course"
• Submit your application within one year of completing the course

Licensing by Reciprocity

Non-residents (or Maine residents) holding an active license in good standing elsewhere may qualify for a comparable Maine license by passing the Maine Law exam (50 scored items, a different and longer exam than the Sales Agent exam's 40-item Law portion) — note this reciprocity path does NOT go through the Sales Agent tier.

Step 1: Submit your license application

Include your fully completed application, Pearson VUE exam score report, and original transcript from your Sales Agent Course (minimum 75% grade) — note an online application can't be submitted until the day after your scores are transmitted to the Commission.

Step 2: Confirm your agency affiliation is on file

You should have already arranged this before applying — make sure it's properly documented in your application.

Step 3: Wait for license issuance

Typical processing runs 2-4 weeks for a complete application.

Step 4: Start your 2-year Sales Agent clock

Your Sales Agent license is temporary and non-renewable — begin planning your path to Associate Broker (2 years of practice plus the Associate Broker Course) as soon as you're licensed.

Median Maine agent income runs around $48,000; brokers average $65,000.
