Broker License Requirements

Individuals who perform acts of real estate services in Oregon must be licensed by the Real Estate Commission. A broker license gives you the ability to work in the office of a real estate broker as an employee or independent contractor. For the purposes of the License Professor, a broker is similar to sales agents in other states. Purchasing the sales agent package and selecting Oregon will provide you with national questions as well as Oregon-specific broker questions.

Minimum Requirements to Apply for the Broker License

  • Complete 150 hours of pre-license education
  • Have a high school diploma or G.E.D.,
  • Submit fingerprint cards for a criminal background check
  • Pass of the license exam
  • Be at least 18 years of age

Principal Broker License Requirements

A Oregon Real Estate Principal Broker License is required of individuals who want to who perform acts of real estate services in Oregon. A principal broker license would allow you to operate your own real estate business or act as a principal broker for a corporation or partnership. Purchasing the broker package and selecting Oregon will provide you with national exam prep questions as well as Oregon-specific principal broker practice questions.

Minimum Requirements to Apply for the Broker License

  • Complete the 40-hour Brokerage Administration and Sales Supervision (BASS) course from a certified continuing education provider.
  • Have three years of active real estate sales experience
  • Have a high school diploma or G.E.D.,
  • Submit fingerprint cards for a criminal background check
  • Pass of the license exam
  • Be at least 18 years of age

The broker exam contains 80 national questions and 50 state-specific questions. You must correctly answer at least 60 of the national questions and 38 of the state specific questions to pass.

Just because you have a criminal record, it does not mean that you will be prevented from receiving your license. It is always best to provide details on your application. If you are unsure, you can always call the commission to clarify what type of convictions are allowed, and which are not. 

You are given a total of 195 minutes for the broker exam. You are are allowed 120 minutes (2 hours) for the national portion and 95 minutes for the state portion.
