A Realistic 21-Day Plan to Pass the Nevada Exam

Standard costs less than one $100 retake.

Five Mistakes Nevada Real Estate Exam Candidates Make

Mistake 1: Concentrating on one category, expecting it to dominate

Unlike states with one clearly dominant state-exam category, Nevada spreads roughly 87% of its state exam across four roughly-equal categories.

The fix: Prepare License Practice, Contracts, Agency and Duties Owed, and Disclosures with comparable intensity — none of them is "the" category to focus on.

Mistake 2: Skipping Special Topics because it's only 5%

Water rights, solar, and smart homes are genuinely modern, Nevada-specific content that no generic prep course covers — a candidate who skips this small category can lose easy points.

The fix: Study Special Topics specifically, even though it's a small slice of the exam.

Mistake 3: Forgetting the separate fingerprint process

Nevada requires a fingerprint card process through the Department of Public Safety or an approved vendor, entirely separate from Pearson VUE exam scheduling.

The fix: Start the fingerprint process early, in parallel with your exam prep.

Mistake 4: Missing the 12-month application deadline

You must apply for your license within 12 months of your passing exam results.

The fix: Don't let your passing scores sit — move toward licensure promptly.

Mistake 5: Underestimating the pre-licensing hour requirement

Nevada's pre-licensing requirement increased to 120 hours for applicants after October 1, 2021 — candidates relying on older information sometimes assume the earlier 90-hour requirement still applies.

The fix: Confirm you're budgeting for 120 hours of pre-licensing education, not 90.

What separates pass from fail

Pass: prepared License Practice, Contracts, Agency, and Disclosures with equal seriousness, studied water rights/solar/smart homes specifically, started the fingerprint process early.

Fail: over-focused on one state category, skipped Special Topics as "too small to matter," assumed an outdated 90-hour education requirement.

A Realistic 21-Day Study Plan for the Nevada Real Estate Exam

Week 1: National foundation

Day 1-2: Cold practice exam. Day 3-7: Real estate contracts and agency (16 items, the largest national category), then property value/appraisal and ownership/title.

Week 2: Nevada-specific deep dive

Day 8-12: License Practice, Contracts, Agency and Duties Owed, and Disclosures — Nevada's four roughly-equal major state categories, in rotation. Day 13-14: Special Topics (water rights, solar, smart homes, timeshares, subdivisions) and the smaller Licensing/Duties/Record Keeping categories.

Week 3: Simulation

Day 15-17: Financing, valuation, and math calculations. Day 18-19: Full timed practice exam, both portions. Day 20: Targeted review of your weakest of the four major state categories. Day 21: Light review, exam day.

Three things every plan should include

  1. Roughly equal time across License Practice, Contracts, Agency and Duties Owed, and Disclosures — don't over-invest in just one.
  2. At least 15 practice questions specifically on Special Topics (water rights, solar, smart homes).
  3. Confirmation that your fingerprint process is complete before you need to submit your license application.
