Salesperson License Requirements
Individuals who perform acts of real estate services in West Virginia must be licensed by the Real Estate Commission. For the purposes of the License Professor, a salesperson is similar to sales agents in other states. Purchasing the sales agent package and selecting West Virginia will provide you with national questions as well as West Virginia-specific salesperson questions.
Minimum Requirements to Apply for the Salesperson License
- Minimum Age - 18 years.
- High School Graduate or Equivalent (GED).
- Ninety (90) clock hours (six credit hours) of pre-licensing real estate education is required prior to submission of application. The pre-license education must be satisfactorily completed from a “Commission Approved†course provider. In order to be accepted, all pre-license education must have been completed during the five year period preceding the application date. The original certificate of course completion must be attached to your application to enable you to be scheduled for the examination.
- If you currently hold or have held a real estate license in any other jurisdiction, you must contact the respective jurisdiction's Real Estate Commission and obtain a Certification of your license. The original Certification must be submitted with your application and must have been issued no more than 60 days prior to filing your application with the West Virginia Real Estate Commission. A certification is not a copy of your license.

Broker License Requirements
A West Virginia Real Estate Broker License is required of individuals who want to employ salespersons under their supervision. A license may be obtained by broker candidates that have an active West Virginia license that they have used full time for the previous three years. What score do I need to pass the West Virginia Salesperson Exam?
The salesperson exam contains 100 national questions and 50 state-specific questions. Each question is judged by experts for what would be a score for a “minimally competent practitioner†(MCP) based on their difficulty. The minimum passing score is then computed by averaging these judgments.
What score do I need to pass the West Virginia Broker Exam?
The broker exam contains 10 national simulation problems and 60 state-specific multiple choice questions. A minimum passing level (MPL) is assigned by experts, who judge the simulations to create the overall minimum passing level.
Can I get a West Virginia real estate license if I have a criminal record?
Just because you have a criminal record, it does not mean that you will be prevented from receiving your license. It is always best to provide details on your application. If you are unsure, you can always call the commission to clarify what type of convictions are allowed, and which are not.
How much time am I given to complete the West Virginia License Exam?
You are given a total of 3.5 hours for the salesperson exam. This means you have a total of 210 minutes to complete the real estate license exam.
